The result shows the present cash gap and the risk of a delayed or reduced refund.
Verify the required deposit and date
Use the signed lease or official offer from the verified landlord or property manager. Record the deposit, any separate fee, payment deadline and authorized destination.
Do not wire a deposit based only on an advertisement or a last-minute payment-detail change. This calculator does not verify a landlord's identity or a property listing.
Do not count an unconfirmed refund as cash
Enter the old deposit as received, approved with a stated payment date, or pending. A pending refund is excluded from current available cash.
Deductions and refund timing can vary with the lease and applicable rules. Do not assume full repayment or use a general deadline as a promise for your particular deposit.
Compare the bridge term with the whole repayment plan
| Scenario | Amount available today | Repayment question |
|---|---|---|
| Refund already received | Can count toward the new deposit | What cash reserve remains? |
| Refund approved for later | Not usable today | Can the loan payment fit before receipt? |
| Refund disputed or uncertain | Do not count as confirmed | Can repayment work without it? |
| Nonrefundable deposit alternative | Not the same as a refundable deposit | What recurring fees and liability remain? |
Read costs of nonloan deposit products
Some deposit-related products may be fees or guarantees rather than money held for later return. Compare the current agreement's refundability, recurring charges and responsibility for damages.
Do not label an alternative cheaper merely because its upfront payment is smaller. Keep nonrefundable payments separate from refundable funds tied up temporarily.
Finance only the remaining verified gap
Calculate today's gap first. Then test the proposed repayment with and without the expected refund. Only a confirmed current provider can establish whether financing is available for this use.
For all other moving costs, use the moving cash-flow plan rather than adding them silently to this deposit-only page.
Three Ways the Security Deposit Loans Gap Can Change
Normal: a new $1,100 deposit is due today and $200 is available. The current gap is $900. An $800 old deposit not yet returned does not reduce it to $100.
Edge: the refund arrives after two loan payments or is reduced. Recalculate payoff using the actual amount received.
Incomplete: the refund date is unknown. Keep it out of confirmed cash and show the ordinary-income repayment case.
