Use take-home income for the household budget
Use money actually available to spend after taxes and other deductions. Put all inputs on the same monthly basis. If your work is seasonal, enter a lower-income case separately rather than assuming the best month will repeat. DTI uses gross income for a different purpose.
Include essentials and existing payments
Enter essential living costs and existing debt payments in separate fields. Count a housing payment once, not in both fields. Include foreseeable recurring costs that a proposed loan would not eliminate. For debt consolidation, remove an old payment only in the scenario where the old debt really will be paid off.
Choose your own safety buffer
Choose an amount to leave uncommitted for uneven expenses and interruptions. The calculator does not impose a supposedly universal safe percentage. Before-new-payment room = take-home income − essentials − existing debt payments − reserve. After-payment balance subtracts the proposed new payment once more.
See what happens when income falls
A stress scenario reduces income by your chosen percentage while holding the entered expenses fixed. It shows how sensitive the plan is; it is not a prediction of job loss or lender behavior. A negative result is a warning to change the plan, not an amount you can safely borrow.
Use the result to narrow real options
If the payment does not fit, check whether the underlying expense can be reduced, delayed by agreement or covered through another resource. A longer loan might reduce the payment but increase total repayment. Compare both before continuing to a provider. Payment difficulties explains how to organize an existing shortfall.
Boundary Cases for Loan Affordability calculator
Normal: $1,900 take-home − $1,500 essentials − $250 existing debt − $100 reserve = $50 before a new payment. Edge: A proposed $150 payment produces a $100 monthly shortfall. Incomplete: Missing essentials are not treated as zero. Error: Negative spending inputs or a stress percentage outside 0–100 are rejected.
